Direct answer
A full duct cleaning is a mechanical job: inspect the system, protect the house and the equipment, put the ductwork under negative pressure, open access points, physically agitate debris off the duct walls, and capture it in collection equipment rather than letting it into rooms. Supply ducts, return ducts, registers, grilles and the heating, ventilation, and air-conditioning (HVAC) equipment itself are all in scope. Done properly on an average home it takes hours, not a single morning appointment, and the components most often skipped are the ones that matter most.
What a duct cleaning actually is
Strip away the marketing and the service is simple to describe. Dust and debris sit on the inside surfaces of a duct system. They are not going to fall off on their own, which is part of why the U.S. Environmental Protection Agency (EPA) notes that much duct dirt adheres to duct surfaces rather than entering the living space. To remove that material you have to do two things at once: knock it loose, and control where it goes.
Everything in the sequence below is in service of those two things. The agitation tools knock material loose. The vacuum equipment and the negative pressure it creates control where the material goes. A job that does one without the other is not a cleaning. It is redistribution, and it has a name in the enforcement record: Michigan’s attorney general has warned about companies that leave dirt blown onto drapes, carpets and furniture.
Before reading further, one framing point. EPA does not recommend routine duct cleaning, only cleaning as needed, and states that studies do not conclusively show that particle levels in homes rise because of dirty ducts or fall after cleaning. This page describes how the work is done properly. It is not an argument that the work should be done. That question has its own page.
The sequence, step by step
1. Initial inspection
The job starts with looking at the system, not with a tool. EPA’s guidance for homeowners deciding whether they need cleaning at all rests on visual inspection, and the same inspection tells a contractor what they are dealing with: duct material, layout, accessibility, the condition of the air handler, and whether there is anything present that changes the job entirely, such as moisture. A contractor who arrives, quotes, and starts without inspecting has skipped the step that determines the scope.
2. System preparation and protecting the house
Drop cloths, corner guards, and protection for flooring and furnishings near work areas. This step is unglamorous and it is exactly where the documented complaints cluster. Dirt on furnishings after a duct cleaning is a service-quality failure rather than a fraud, but it is the failure homeowners report most.
3. Protecting the HVAC equipment
The equipment has to be shut down and isolated so that debris loosened in the ducts cannot be drawn into the blower or packed onto the coil. This includes protecting the evaporator coil from debris driven toward it during agitation. Damage here is expensive and it is the homeowner’s, not the cleaner’s, once the truck leaves.
4. Establishing negative pressure
This is the step the whole job depends on. A vacuum unit is connected to the duct system, usually at the plenum, and it holds the pressure inside the ductwork below the pressure in the rooms. Any debris knocked off a duct wall travels toward the collection equipment rather than out of a register into your living room. Negative pressure is not an optional upgrade or a premium package. Without it, agitation makes things worse.
5. Creating access openings
Ductwork is not designed to be cleaned through its registers. Reaching trunk lines, plenums and equipment interiors requires cutting or opening access points, which are then closed and sealed afterward. Homeowners sometimes read access openings as damage, and it is worth understanding the opposite: the National Air Duct Cleaners Association (NADCA), the industry’s trade association, specifically warns that cheap whole-house specials may exclude necessary access openings. A job with no access work is a job that could not have reached most of the system.
6. Agitating the debris
With the system under negative pressure, tools go into the ducts to dislodge material from the walls. Rotary brushes do it mechanically. Air whips do it with compressed air driving flexible lashes. Which is appropriate depends heavily on the duct material, since flexible duct with a plastic inner liner is more easily damaged than rigid sheet metal.
7. Cleaning the supply side
Supply ducts carry conditioned air from the air handler to the rooms. They are typically worked run by run, with the tool advanced along each branch while the collection equipment holds the system under negative pressure.
8. Cleaning the return side
Return ducts carry air from the rooms back to the air handler, and they are usually the dirtier half of the system. That is why published price tables consistently rate return vents above supply vents, at $40 to $75 against $25 to $50 per vent Typical range. A quote priced entirely at supply-vent rates is worth a question.
9. Registers and grilles
Registers and grilles are removed and cleaned separately rather than vacuumed in place. NADCA names registers among the components that low-cost specials may exclude, which tells you how often this step disappears from a job.
10. The components that matter and are often skipped
The air handler cabinet, the blower assembly, the evaporator coil and the drain pan sit at the center of the system. Everything in the ductwork passes them. NADCA’s warning about cheap whole-house offers names the air handler, blower fans and coils explicitly as components those offers may exclude, and Washington’s attorney general secured a $10 million judgment in a case where the advertising omitted that only half of the heating and cooling system was included.
The drain pan under the coil deserves separate attention in any system where moisture is a question, because the coil is where condensation forms by design. EPA identifies condensation on cooling coils as a major factor in moisture contamination of duct systems. What that means when mold is suspected is a different conversation, and cleaning is not the first move in it.
11. Collecting the debris
Everything loosened has to end up somewhere contained. Truck-mounted units discharge outside the building. Portable units filter through high-efficiency particulate air (HEPA) filtration before exhausting. Either way, the collection is the deliverable, and a job where nothing visible was collected is a job worth asking about.
12. Closing and sealing access openings
Every opening created during the work is closed and sealed. This is a leak-integrity issue: an unsealed access panel is a permanent hole in a pressurized duct system. Note that sealing an access opening is a different thing from duct sealing as a service, and different again from spraying a sealant inside ductwork to encapsulate contaminants, which EPA reports that EPA, NADCA, NAIMA and SMACNA do not recommend for routine use in any type of duct.
13. Final inspection
The homeowner should see the system after the work, on the same terms they saw it before. EPA frames this as a homeowner’s entitlement to ask for proof rather than as something granted at the contractor’s discretion. Walk the system, look at the collected debris, confirm every register is back and every access point is sealed.

Is one method better than another? We cannot tell you that
Contractors argue about this constantly, and the arguments are usually framed as if the answer were settled. In the sources we reviewed, it is not. Our source base includes EPA’s consumer guidance and NADCA’s own consumer material, and neither establishes that rotary brushing outperforms air whipping, that truck-mounted vacuums outperform portable HEPA units, or that any branded system produces a measurably better result Editorial assessment.
We would rather say that than pick a side we cannot support. What our sources do establish is narrower and more useful:
- Negative pressure is the non-negotiable part. Not a specific brand of machine, but the principle of collecting what you loosen.
- Duct material constrains the tool. Flexible duct with a plastic inner liner is more easily damaged than rigid duct, which is a physical fact about the material rather than a marketing claim.
- One method is ruled out. EPA states that steam cleaning and other methods that introduce moisture should never be used on ductwork.

The practical consequence: judge a contractor on the scope of work they will put in writing, not on the equipment in the photograph on their van.
How long it realistically takes
Duration is the most useful thing in an advertisement, because it is the hardest thing to fake without contradicting the price.
Colorado’s attorney general took action in November 2013 against several duct-cleaning companies, and the record of that case documents a specific mismatch: 2 to 3 hours advertised against 5 to 8 hours actually required Verified fact. The same case documented $35 advertised against bills reaching $1,000, and more than 230 complaints.
That gap is arithmetic before it is ethics. Published hourly labor rates for this work run $90 to $150 per technician Typical range. A genuine five-to-eight-hour job cannot be delivered at an advertised price built around a two-hour visit. Either the job shrinks to fit the price, which is what “blow-and-go” describes, or the price grows on site to fit the job, which is what the enforcement record is full of.
How to use duration as a filter
Ask how many hours the quoted job is expected to take and how many technicians will be on site. Then compare it against what the work involves: full supply and return sides, registers and grilles removed, air handler, blower and coil, plus access openings created and resealed. If the numbers do not reconcile, the scope is smaller than the words.
What “the whole system” should mean
NADCA warns homeowners to be cautious of advertisements promoting extremely low-cost whole-house specials, noting that such offers often cover only limited portions of the system and may exclude critical components including the air handler, blower fans, coils, registers, and necessary access openings. It is the trade association describing its own industry’s advertising.
The documented cases show what that exclusion looks like in practice:
- A Better Business Bureau study in Denver in 2013 examined 62 companies and asked 21 of them to change their advertising. One firm advertised a $242 “whole house air duct and carpet cleaning” whose fine print limited it to five rooms and ten vents. The owner conceded, “It is not the whole house.”
- In Washington State’s case, the advertising omitted that only half of the heating and cooling system was included. That case ended in a $10 million penalty and a permanent injunction, though the pricing deception traveled alongside robocall violations, which were the easier legal hook.
Bear in mind the scale of the ordinary problem. Of the 62 Denver companies studied, 21 were asked to change their advertising and 18 complied. That is a large slice of an industry with defective advertising and no allegation of fraud against most of them. Misleading advertising and fraud are different things, and we keep them apart in our review of the enforcement record.
What to watch for during the visit
- Is the equipment actually connected to the system? A vacuum hose into the plenum is the visible sign that negative pressure is being established.
- Are registers and grilles coming off? If they stay on the wall all day, they were not cleaned.
- Is anyone opening the air handler? The blower and coil are inside a cabinet. If the cabinet stays closed, those components were not touched.
- Are furnishings being protected? This is the documented failure mode, and it is visible in the first ten minutes.
- Is a new finding arriving with a same-day price? NADCA names being told without a proper inspection that mold or other dangerous substances are present as a common red flag. A finding that comes with a deadline is a sales close.
- Is anything being sprayed? Ask what it is and ask to see the product label. A small number of products are registered by EPA for the inside of bare sheet metal ducts, and none are registered for fiberglass duct board or fiberglass-lined ducts.
What a proper before and after demonstration looks like
The demonstration that means something is the one you can verify while standing there.
- Before: you look into the system yourself, at your own registers and access points, with the contractor’s light or camera, before any work starts.
- After: you look at the same locations, from the same access points, at the end of the job.
- The collected material: you see what came out.
- The closure: you see every access opening sealed and every register refitted.
EPA’s framing supports asking for exactly this. Rather than treating inspection access as something a contractor might refuse, EPA puts it the other way round: a homeowner is entitled to ask for proof of what was found and what was done.
On faked before-and-after photos
The claim that duct cleaners routinely show photographs from other jobs circulates widely. We checked it. The only support we could trace is an allegation in one archived Illinois state action, with the corroborating reporting behind a paywall. We do not publish it as an established pattern Editorial assessment. The practical advice does not depend on it: look at your own system in person, at the start and at the end, and a photograph of anything becomes beside the point.
Common misconceptions
“They should be able to do it through the vents.”
Reaching trunk lines, plenums and equipment interiors requires access openings. A job performed entirely through registers reached a fraction of the system, which is why NADCA lists necessary access openings among the things cheap specials leave out.
“Truck-mounted is always better.”
No source in our review establishes that. Both truck-mounted and portable HEPA units exist to create negative pressure and capture debris. The relevant question is whether negative pressure was established and maintained, not where the motor was parked.
“A two-hour job is efficient.”
It may be. It may also be a job scoped to the advertised price rather than to the system. The documented mismatch of 2 to 3 hours advertised against 5 to 8 required is a reason to ask what is included, not proof of anything by itself.
“Sanitizing is part of a thorough cleaning.”
It is a separate product application with its own regulatory constraints, and EPA notes that little research demonstrates the effectiveness of most biocides used inside ducts. Cleaning and sanitizing are priced separately for a reason.
“If they cleaned it, the air will be measurably cleaner.”
EPA states that studies do not conclusively show that particle levels in homes rise because of dirty ducts or fall after cleaning, and that duct cleaning has never been shown to prevent health problems. That applies to the whole service category, competent providers included.

Do I need to be home for the whole job?
The two moments that matter are the start and the end: the inspection before work begins and the walkthrough after it finishes. Those are also the two moments where a homeowner can verify anything at all.
Will they need to cut into my ducts?
Access openings are normal and expected on a full-scope job. They should be closed and sealed before the crew leaves, and their creation and closure should be part of the written scope rather than a surprise on the day.
Should the coil be cleaned at the same time?

Findings are welcome. Findings that arrive without an inspection, with a same-day price and an urgent deadline, are the pattern regulators have documented repeatedly. You are always entitled to stop, get the finding in writing, and get a second opinion.
