Air Duct Cleaning Cost

Direct answer

Plan on $300 to $700 for one heating and cooling system in an average, accessible home, with roughly $450 a reasonable single number to budget. Homeowners report paying about $389 on average. Quotes of $450 to $1,000 per system are also normal, because that price covers a fuller scope of work including the air handler, blower and coil. Both numbers are real. They describe different jobs.

The national planning range

For a single heating and cooling system in an average-sized, reasonably accessible home, $300 to $700 Typical range is the range we publish for planning purposes. If you need one number to put in a budget, use $450 Editorial estimate and expect to be wrong in either direction by a couple of hundred dollars.

That range is not our invention. Fixr publishes $300–$700 directly, with $500 as the figure at 2,000 square feet. It also sits between the two much more widely repeated numbers: the ~$389 average that comes from Angi’s project data, and the $450–$1,000 per-system range that comes from EPA. Housecall Pro, writing for contractors rather than homeowners, lands at $400–$1,000 per home built up from $90–$150 per technician-hour plus a 20–40% margin. Four different ways of arriving at a number, all overlapping in the mid-hundreds.

What that range does not cover: a second heating and cooling system, mold remediation, duct repair or replacement, duct sealing (a different service entirely), or the aggressive add-ons that appear on the invoice after the technician is already in your basement. Those are handled further down.

Before you price this at all, it is worth asking whether you need it. EPA’s position is blunt: “EPA does not recommend that air ducts be cleaned routinely, but only as needed.” If nothing is visibly wrong with your system, the honest answer to “how much does this cost” may be “nothing, this year.” We work through that question in detail in our assessment of whether the service is worth buying at all.

The fifteen-source illusion: where duct cleaning prices actually come from

Search for duct cleaning costs and you will find a dozen or more national publications, each with its own tables, its own averages, and its own confident-sounding methodology note. The apparent effect is a broad consensus built from many independent measurements.

It is not. We fetched and compared every current source we could find. Fifteen publications carry duct cleaning price data. They reduce to roughly three independent origins. Editorial assessment Everything else is republication.

Note where lineage C falls. Both independent sources land between A and B rather than outside them. That is the single most reassuring thing in the whole dataset: the two big lineages bracket a real market, and the independent checks fall inside the bracket.

Why $389 and $450–$1,000 are not contradictory

Treat this as the central fact of duct cleaning pricing. The gap between lineage A and lineage B is definitional, not empirical. Editorial assessment

Lineage A is a record of transactions. It reflects what people actually spent, which is heavily weighted toward straightforward single-system jobs, competitively priced work, and, inevitably, some jobs that were cheap because they were partial. It is a good answer to “what will this probably cost me.”

Lineage B is a quoting convention. It describes cleaning one heating and cooling system to the standard the industry itself defines, which means the supply and return ductwork plus the air handler, the blower and the evaporator coil. It is a good answer to “what does a complete job cost.”

Those are different products with the same name. A $389 job and an $850 job can both be honestly priced and honestly described, and the homeowner who paid $389 may well have received a cleaning that stopped at the registers. The National Air Duct Cleaners Association (NADCA), the industry’s trade body, warns homeowners specifically about “extremely low-cost ‘whole house’ air duct cleaning specials” that cover only limited portions of the system and may exclude the air handler, blower fans, coils, registers, or the access openings needed to reach them. That warning is describing exactly this gap.

Practical consequence: a price is meaningless without a scope. Two quotes that differ by $400 may be identical work with different margins, or they may be two entirely different jobs. The only way to tell is to make both contractors write down what they are cleaning, which is the point of the questions we suggest asking before you book.

The disclosure nobody else makes: the EPA figure is not a 2026 number

The $450–$1,000 figure is at least five years old

EPA’s page “Should You Have the Air Ducts in Your Home Cleaned?” carries a last-updated stamp of February 19, 2026. The $450–$1,000 sentence on it is not new. The identical sentence appears in the January 2021 archived snapshot of the same page. Verified fact

The figure has therefore gone at least five years without an inflation adjustment. The 2026 date refers to the page, not to the price. Every publication that cites “EPA says $450 to $1,000” as current market data — and there are seven of them — is passing along a figure that predates a period of significant cost inflation in skilled trades without saying so.

We are not calling the figure wrong. It remains a fair description of full-scope per-system pricing, and it happens to bracket the independent sources well. But it should be read as a durable rule of thumb, not as a 2026 measurement, and anyone using it to argue that prices have not risen is misreading it.

We disclose this every time we cite the number, on every page. As far as we can find, no other publication citing the EPA range mentions its age.

One arithmetic trap to know about

You will see a vent-count table reproduced across many sites: 8 vents $200–$400, 12 vents $300–$600, 16 vents $400–$800, 20 vents $500–$1,000. It looks like four data points. It is one data point. Every row is simply the vent count multiplied by $25 and by $50. Editorial assessment Seeing the same table on five sites is not corroboration; it is the same multiplication performed five times. The same is true of most published square-footage tables, which are the per-square-foot rate multiplied out rather than surveyed prices.

If a contractor quotes you $389 and another quotes $900 for the same house, the useful question is not “who is overcharging.” It is “which components does each price include, and how many systems is each of you counting.”

The four pricing models you will actually be quoted

  1. Per heating and cooling system, or flat whole-home. Housecall Pro calls per-system “the most common model for residential duct cleaning,” and EPA, NADCA and HVAC.com all frame price this way. Stanley Steemer quotes flat. This is the model that matches how the work is actually done, because a crew sets up once per air handler.
  2. Per vent or register. $25–$50 per supply vent Typical range, with about $35 the modal figure. This is the model you see in advertising, and it is the basis of nearly every published cost table. It is also the model most easily used to make a low headline number, because the count of what is included can be quietly limited in fine print.
  3. Per square foot. $0.15–$0.30 typical, up to $0.40 on large or difficult residential jobs Typical range. Housecall Pro’s contractor-side figures run higher, $0.30–$0.60. Useful as a sanity check rather than as a quoting method.
  4. Hourly. $90–$150 per technician-hour Typical range. Mostly reserved for unusual or heavily contaminated jobs where nobody can predict the duration up front. If a contractor proposes hourly billing for a routine cleaning, ask why.

These models do not agree with each other, and a contractor who quotes you two of them will produce two different numbers. Our cost calculator deliberately averages the per-vent and per-square-foot methods rather than picking a winner, because we have no basis for saying which is more accurate.

How home size changes the price

Square footage is a proxy for duct length and vent count rather than a driver in its own right. Every published size table is derived from a per-square-foot rate, not surveyed, so read the table below as four applications of arithmetic rather than four independent studies.

The one genuinely useful convergence: a 2,000 square foot home lands in the $300–$800 band in every source that tables it. Typical range That is the closest thing to agreement anywhere in this dataset, and it is a good anchor for a mid-sized single-system house.

Below about 1,000 square feet the tables start producing numbers no contractor will honor. A $150 job does not cover the cost of getting a truck and two technicians to your driveway. Forbes Home is the only source that publishes a minimum service charge, at $200 Single source, and that is a single-source figure. Treat the low end of any small-home estimate as a floor that a real minimum will override.

Supply vents and return vents are priced differently

Most advertising quotes a single per-vent price. Two sources, This Old House and Fixr, distinguish the two types, and the distinction is real:

  • Supply vents (air blows out) — $25–$50 each Typical range, the best-supported number in the entire published record, appearing in seven publications.
  • Return vents (air is drawn in) — $40–$75 each Single source, reported by This Old House and Fixr only.

Returns cost more because there are fewer of them and each one is bigger. Return ducts are wider, they carry everything the system pulls out of the house, and they are usually the dirtiest part of the system. A typical home has many supplies and one to three returns.

This matters when you compare quotes. A “$35 per vent, 14 vents” quote that counts only supplies is a different job from one that counts all 16 openings including the returns. Ask which openings are in the count.

Number of systems: the biggest single price driver

Duct cleaning is priced per heating and cooling system because each system is a separate setup: a separate air handler, a separate plenum, a separate negative-pressure connection. NADCA lists the number of systems first among its price factors, and EPA’s range is explicitly stated per system.

Housecall Pro, the only source that publishes multi-system tiers, gives $650–$1,000 for two systems and $1,000–$1,500 or more for three or more Single source. That is one source and should be treated as indicative rather than settled.

Note what those tiers imply: a second system costs meaningfully more, but not double. The crew is already on site, already unloaded, already parked. Our calculator handles this by adding a flat amount for each additional system rather than multiplying — because once you have counted every vent in the house, the ductwork is already priced, and multiplying by system count would charge you twice for the same square footage. What a second system genuinely adds is another air handler, blower and coil to clean. We explain that reasoning, and the figure we use, in the calculator methodology.

If you do not know how many systems you have, count air handlers or furnaces, not thermostats. Two thermostats can share one system with zoning dampers.

Stories, accessibility and duct construction

What pushes a duct cleaning quote up or downSix factors move the price. Published sources agree on the direction of every factor here. With the exception of vent count and home size, almost none of them publishes how large the effect is — which is why our calculator labels those multipliers as editorial assumptions.

All three of these raise cost. None of them has a published dollar figure. We want to be exact about that distinction, because it is where most cost guides quietly start making things up.

Number of stories
Today’s Homeowner is the only source that tables it, showing ranch homes at $300–$450 against two-story homes at $450–$650, implying roughly ×1.4–1.5 Single source. That figure is confounded with square footage, since two-story homes are usually bigger. Our own model applies a much smaller story adjustment to avoid counting home size twice.
Accessibility
NADCA lists accessibility of ductwork and components as a price factor, and every consumer source agrees the direction is upward. No source publishes a dollar or percentage figure. Editorial assessment Tight crawlspaces, attic runs in summer, and ducts behind finished surfaces all add labor time. Access openings sometimes have to be cut and patched, which is billable work.
Duct construction
NADCA lists type of ductwork as a price factor. Flexible duct — a wire helix with a plastic inner liner — is more easily damaged than rigid sheet metal and needs gentler tools and more care. Fiberglass duct board and fiberglass-lined duct are more restrictive still. Again, no published source gives a differential Editorial assessment, so any percentage you see attached to this factor, including ours, is an editorial assumption.

The fiberglass point has a consequence beyond price. EPA states that no products are registered by it as biocides for use on fiberglass duct board or fiberglass-lined ducts, and that wet or moldy insulated duct cannot be effectively cleaned and should be removed and replaced. If your ducts are fiberglass-lined, some of the services a contractor might offer you have no regulatory basis at all.

Contamination, pests and post-construction dust

Heavier soiling costs more. That is agreed by every source and quantified by none. We found no published surcharge for contamination severity, rodent infestation, post-construction dust, or smoke damage. Editorial assessment Any specific figure you encounter for these is either a single contractor’s price list or an invention.

What is worth knowing is that these are also the conditions where cleaning is actually indicated. EPA identifies three: substantial visible mold growth inside hard-surface ducts or on other HVAC components; vermin infestation; and excessive debris clogging the ducts with particles being released into the home from supply registers. EPA also adds that the underlying cause has to be corrected or the problem returns — which means a post-rodent cleaning without sealing the entry point is money spent twice.

Two related add-ons appear in one source only: coil cleaning at $150–$500 and blower cleaning at $150–$400, both from Housecall Pro Single source. If those components are being priced separately on your quote, note that lineage B’s $450–$1,000 per-system figure is supposed to include them. A quote that charges the full-scope price and then bills the coil separately is charging twice for the same scope.

Mold: why we refuse to put a number on it

Eight publications quote a “mold” price for duct work. Their figures range from $500 to $10,000. That is a twentyfold spread. Editorial assessment Ranges that wide are not measurements; they are placeholders.

The reason for the spread is that these are whole-house mold remediation figures wearing a duct cleaning label. Remediation is a different trade with different equipment, containment requirements and a different scope. It is not an add-on line item on a duct cleaning invoice, and pricing it as one is how a $400 job turns into a $3,000 job in an afternoon.

So we publish no mold surcharge, and our calculator adds nothing when you tell it you suspect mold. It tells you why instead. Two things are worth knowing before anyone quotes you:

  • Visual inspection alone cannot confirm mold. Laboratory analysis can, and EPA puts the cost of lab confirmation at roughly $50 Verified fact. Paying $50 to find out whether the $3,000 problem exists is the highest-return $50 in this entire subject. This Old House separately gives a wider testing range of $50–$700 Single source.
  • NADCA’s own scam guidance flags being told, without a proper inspection, that mold or other dangerous substances are present in your system. It is on their red-flag list because it is the most reliable upsell in the trade.

Add-ons: sanitizing and dryer vents

Duct sanitizing — $75 to $250

Three sources put the sanitizing or antimicrobial add-on at roughly $75–$250 Typical range (Forbes $75–$150, Bob Vila $100–$250, Housecall Pro $75–$200). The price is not the interesting part.

Read this before you agree to sanitizing

EPA registers a small number of products specifically for use on the inside of bare sheet metal air ducts. It registers none for fiberglass duct board or fiberglass-lined ducts. Applying a general-purpose disinfectant inside an HVAC system when its label does not specifically authorize HVAC use is a use inconsistent with labeling under federal pesticide law.

EPA also notes that little research has been conducted on how effective most biocides and ozone are inside ducts. So “antimicrobial fogging” of a fiberglass-lined system has no EPA-registered basis, and the evidence for the benefit is thin even where a registered product is used correctly. Before you pay $150 for it, ask which product, whether its label authorizes HVAC use, and what your ducts are made of.

Dryer vent cleaning — $40 to $100 bundled

Dryer vent cleaning is a separate service on a separate duct. It has nothing to do with your HVAC ductwork; it is primarily fire safety. Standalone it runs about $100–$200, and added to a duct cleaning visit it typically runs $40–$100 Typical range. This is one of the few add-ons where the bundled discount is real, because the crew and truck are already there.

Regional variation, and what we have not researched

NADCA lists geographic location among its price factors, and the underlying reason is not mysterious: labor rates vary, and duct cleaning is mostly labor. Housecall Pro’s contractor-side math makes this explicit, building price from $90–$150 per technician-hour. A market where technicians cost $150 an hour will not price like a market where they cost $90.

An honest limitation

We have not researched city-level or state-level duct cleaning prices, and we are not going to publish a regional multiplier we cannot support. The published sources we audited report national figures. Where they mention geography at all, they say it matters without quantifying it.

Practical substitute: assume your local prices track your local skilled-trades labor rates. If plumbers and electricians in your area bill at the top of the national range, expect duct cleaning to as well. That is a reasonable inference, not a finding.

What a legitimate quote should itemize

A price with no scope attached is not a quote. Before you accept one, it should tell you, in writing:

  • How many heating and cooling systems are included. This is the pricing unit. Everything else is secondary.
  • How many supply and return openings are included, and what happens if the actual count is higher. This is where per-vent advertising goes wrong.
  • Whether the air handler, blower and evaporator coil are included. This is the single line that separates a $389 job from an $850 job. NADCA’s own warning about cheap whole-house specials names these components specifically.
  • Whether access openings will be cut, and who patches them. Reaching the main trunk sometimes requires cutting into it. That is normal work, but it should be priced and its repair specified.
  • Each add-on priced separately — sanitizing, dryer vent, coil cleaning — with the option to decline each.
  • The minimum charge or call-out fee, if there is one.
  • What “before and after” evidence you will be shown. EPA frames this as your right: you can ask a contractor to show you the condition of your system. Ask before the work, not after.

Why the suspiciously cheap offers are cheap

There is a specific, documented reason that $29 and $49 whole-house specials exist, and it is not efficiency.

The strongest record is the Washington State Attorney General’s case against US Air Ducts and affiliated companies. The court ordered $10 million in penalties and a permanent injunction in August 2020. The facts on record: more than 13 million robocalls to over a million Washingtonians, one consumer receiving 169 calls, caller-ID spoofing across more than 100 numbers. On price specifically, the companies advertised $29 to $55 and frequently charged over $1,000 Verified fact. Their coupons cited a “regular” price of $150–$225 that the company never actually charged. And the ads omitted that only half of the heating and cooling system was included.

That last detail is the mechanism. The cheap number is real, but it buys a fraction of a job, and the fraction is not disclosed until a technician is inside your house.

NADCA’s warning describes the same structure from the industry side: extremely low-cost whole-house specials that often cover only limited portions of the system, and that may exclude the air handler, blower fans, coils, registers, or the access openings needed to reach them. When a trade association and a state attorney general independently describe the same pricing pattern, that is as close to established as consumer information gets.

Two supporting data points on how the fine print works. A Better Business Bureau study of 62 duct cleaning companies in Denver asked 21 of them to change their advertising; 18 complied and 3 refused, receiving F ratings. In that study, one company advertised a $242 “whole house air duct and carpet cleaning” whose fine print limited it to five rooms and ten vents. The owner conceded it was not the whole house. Separately, New Jersey’s Division of Consumer Affairs brought an action over coupons advertising $37.95–$69.95 whole-house cleaning used to move buyers to higher-priced services, resulting in $1.71 million in civil penalties.

One number we will not repeat

You will see “the $99 whole-house scam” cited widely. We could not verify it. Every instance we traced led to competitor HVAC marketing content, never to a regulator, a Better Business Bureau study, or a news investigation. The figures in documented enforcement actions cluster lower, at $29 to $69. We cite those instead. Editorial assessment

Not every cheap quote is fraud. A large slice of this industry has misleading advertising with no allegation of fraud attached, and a bad job is not the same thing as a crime. We separate those categories carefully in our review of what has actually been proven in duct cleaning enforcement cases.

Should you get multiple quotes?

Is it worth getting more than one duct cleaning quote?

Yes

Yes, and for an unusual reason. The value is not in finding the cheapest price. It is in discovering how differently two contractors describe the same house. If one quotes per vent and counts 12, and another quotes per system and includes the coil, you have learned more from the disagreement than either number would have told you alone.

Two or three quotes is enough. Ask each to put the scope in writing, and compare the scopes before the prices.

One caution on how you request them. Enforcement records show the telephone channel is where the aggressive operators live. A quote you sought out is a different proposition from one that called you.

How strong is the evidence behind each figure?

This is the table we most want other publishers to copy. Every number on this page falls into one of these tiers.

Three sources we deliberately excluded as stale rather than wrong: Thumbtack’s page is dated August 1, 2017; Inch Calculator’s is from August 2023; and Bob Vila’s November 2023 figures are an older vintage of the same Angi series, which means presenting them alongside the current $389 would double-count one dataset.

Common misconceptions

“The EPA says it costs $450 to $1,000, so that’s the real price.”

EPA does publish that range, per heating and cooling system. But the sentence is unchanged since at least January 2021, and it describes a full-scope cleaning. It is a durable rule of thumb for complete work, not a current market average.

“A dozen sites all say the same thing, so it must be right.”

They say the same thing because they are quoting each other. Fifteen publications, three origins. Agreement between republishers is not evidence.

“Per vent pricing is the most transparent way to buy.”

It is the most visible, not the most transparent. Per-vent pricing is precisely the structure that allows a headline price to exclude the air handler, the blower, the coil, and the return openings. Per-system pricing forces the scope question into the open.

“A higher price means a better clean.”

It often means a larger scope, which is not the same thing. There is no published relationship between price and cleaning quality, and we have not found one. Compare scopes, then compare prices within the same scope.

“Cleaning my ducts will lower my energy bills enough to pay for itself.”

We have no source supporting a payback calculation, and we will not publish one. EPA’s position is that duct cleaning has never been shown to prevent health problems, and it makes no energy-savings claim for cleaning either. If your goal is lower bills, duct sealing is a different service with a different rationale.

How much does duct cleaning cost per vent?
